1. Digital notice
The manager creates the notice in the dashboard: date, agenda and attached documents. FixrOS sends a push notification to each owner and automatically records the send date and proof of delivery, meeting the deadlines of art. 16 of the LPH.
2. Online meeting
Owners join the meeting from the iOS or Android app. The platform verifies quorum in real time against participation coefficients, ensuring the legal validity of resolutions under art. 17 LPH.
3. Verified voting
Each owner votes from the app in real time. The system automatically weights the vote by their coefficient, records the voter's identity and saves an immutable log. Instant result, no grounds for challenge.
4. Automatic digital minutes
At the end of the meeting, FixrOS generates the minutes with all resolutions, votes and attendees. It is sent to each owner for digital signature. No drafting, no printing, no wasted time.

The LPH sets precise requirements for notice periods, minimum quorum, required majorities and minute format. FixrOS encodes them into its core logic so managers never need to memorise them.
Automatic deadlines
The platform calculates and warns about minimum notice periods (6 days for ordinary meetings, no minimum for urgent extraordinary) and reminders are automatic.
Verified quorum and majorities
FixrOS applies the majorities required by the LPH depending on the type of resolution: simple majority, three-fifths, unanimity. The calculation is automatic using each community's actual coefficients.
Legally valid minutes
Minutes generated by FixrOS include all elements required by the LPH: attendance list, agenda, resolutions and signatures. With qualified digital signature where applicable.

The LPH has more nuances than any spreadsheet can handle. FixrOS builds them all into its logic, so the manager never has to remember them.
Dual vote count
Every resolution is calculated simultaneously by number of owners and by participation share, automatically applying the majorities required under art. 17 LPH: simple majority, three-fifths and unanimity depending on the type of agreement.
Vote delegation
Residents can delegate their vote to another owner before the meeting. The system automatically enforces the legal restriction: the community chair cannot delegate their vote under the LPH.
Tacit vote art. 17.8 LPH
Absent owners receive notification of the resolution adopted. If they do not express disagreement within 30 calendar days, their vote counts as in favour under art. 17.8 LPH. FixrOS manages the deadline, the notification dispatch and the audit trail automatically.
Budgets linked to the meeting
Each meeting can approve the annual ordinary budget (Cap. I) and the minimum 10% Reserve Fund required by the LPH, as well as extraordinary assessments. Quota distribution by coefficient is automatic in all cases.
Active resolutions register
Adopted resolutions are stored with their amount limit and expiry date. Manager and chair can consult them at any time from the app, without having to review previous minutes.
Biometric minutes signature
The chair signs the minutes directly from the app via Face ID → 4-digit PIN → SHA-256 hash. The process has full legal validity under the LSSI, with no need to print or be physically present.

Being able to vote from the sofa significantly increases meeting participation rates. Quorums that were previously impossible due to absenteeism are now routinely reached.
