Lodging the rental deposit in the Valencia region: forms 816 and 806.
In the Valencia region the deposit is lodged with the Generalitat within the month following signing. You can do it online with form 816 or at a bank with form 806, and your choice determines how you will get it back. We explain deadlines, surcharges, the bulk scheme for large portfolios and refunds.

Valencian Housing Act and Decree 46/2022
The duty comes from Act 8/2004 of 20 October on Housing in the Valencia Region, whose chapter V (articles 19 to 27) governs how deposits are set up, updated, refunded and inspected, and creates the Urban Lease Deposit Register. The detailed procedure is in Decree 46/2022 of 29 April of the Consell (DOGV no. 9335, 10 May 2022). All of this rests on article 36 and the third additional provision of the LAU.
Unlike regions where a housing institute holds the money, here the process is run by the Regional Ministry for the Economy, Finance and Public Administration, through its Treasury and the València Territorial Office, and the forms are generated on the Generalitat's tax portal. Hence the tax vocabulary: self-assessment, surcharge, enforced collection.
Form 816 or form 806: what changes
Either way you need the lease as a PDF, the cadastral reference and an email address to receive the paperwork.

What lodging late costs in the Valencia region
If the month passes, the system itself generates a surcharge form (818 or 808) alongside the deposit, paid the same way. Article 22 of Act 8/2004 sets the scale: 5% up to three months late, 10% between three and six, 15% between six and twelve, and 20% plus late-payment interest beyond that. The reduced rates only apply if paid voluntarily together with the deposit; otherwise 20% is charged outright. The same rules apply to bulk-scheme deposits.
Failing to lodge the correct deposit is a serious offence (art. 68.13), fined at over €600 and up to €3,000 (art. 71). If the tax inspectors propose a settlement and you accept it, the penalty is reduced by 50% (art. 26.4).
The bulk scheme and form 805
According to procedure 2679, utility companies, professional associations of property managers and any owner whose total deposits exceed €30,050.61 can apply. Once granted, form 805 is filed in January and July with a statement of deposits set up and refunded in the half-year, and the balance is paid in or recovered. The scheme holder keeps 10% of its deposits to cover refunds. Form 805 cannot be used for one-off deposits: it is only for scheme holders.
Refund when the lease ends
The owner claims the refund once the lease has ended (procedure 2739). If you lodged with form 816, it is online only, with a digital certificate and the deposit number starting 816590. If you used 806, you can choose between the online route and the branch of the bank where you paid, bringing the original and the termination document; if the 806 is lost, online only. If the Generalitat does not refund within a month of the request, statutory interest accrues (art. 21 of Act 8/2004).

What is the difference between form 816 and 806?
