Mid-term rentals

Mid-term rental software: leases, payments and occupancy, without spreadsheets

Students, people relocated for work, home renovations: mid-term rentals generate a lot of paperwork in a short time, and the rules have just changed in Spain. FixrOS manages these leases in the Portfolio module and, if you add it, bookings and occupancy in the Sales module.

  • Leases with move-in and move-out dates
  • Prorated receipts
  • October 2026 rules
The problem

Why mid-term lets are hard to run with long-term rental tools.

Short leases, high turnover and new rules: what happens once every five years in a long-term let happens every few months here.

Constant move-ins and move-outs

Every change needs a lease, a deposit, a check-out and a settlement.

Split months

Moving in on the 12th, out on the 20th: the bill has to be prorated.

A reason that must be proven

Since October 2026, the lease must state the reason for the stay.

Gaps between leases

Without an occupancy view, a flat sits empty for weeks without anyone noticing.

How FixrOS does it

Mid-term lets, in the same system as the rest of your portfolio.

Leases

Every mid-term lease, with its dates and documents.

In the Portfolio module you set up the mid-term lease with the wizard or from your own template, sign it with FixrOS digital signature, and it is stored with its tenant, move-in date and move-out date. The copilot alerts you to leases about to end so you can prepare the check-out or the next lease in time.

  • Setup wizard and your own templates
  • Digital lease signing
  • Expiry alerts
Payments and deposits

Prorated bills, tracked deposits and owners settled.

Bills are generated with daily proration when move-in or move-out falls mid-month, collected by SEPA direct debit and reconciled with the bank. Each deposit is recorded against its lease, rechargeable costs go to the right tenant, and everything flows into the owner’s statement.

  • Daily proration
  • Deposit recorded per lease
  • Owner statement
Occupancy

Bookings and occupancy with the Sales module.

If you also market mid-term flats, the Sales module adds booking management and per-property occupancy, alongside listings, contacts and viewings. Both modules share data: the property you book in Sales is the same one you then manage in Portfolio.

  • Bookings per property
  • Portfolio occupancy
  • Data shared with Portfolio
What the law says

Mid-term rentals in Spain after Royal Decree-law 29/2026.

A change of regime in October 2026

Until now, mid-term lettings were treated as leases for a use other than housing (article 3 of the Urban Leases Act and its preamble), with more freedom to agree terms and a statutory deposit of two months’ rent. Royal Decree-law 29/2026, in force since 8 October 2026, changes that: it creates the temporary residential lease within article 2 of the Urban Leases Act and excludes accommodation or lodging contracts from the "other use" category. As of this page’s date, the decree is pending ratification by Congress; if it is not ratified it lapses, as happened to Royal Decree-law 26/2026 on 2 October.

What the new temporary residential lease requires

  • A real, provable reason. The lease covers the housing need of someone temporarily away from their usual home (article 2.3). The lease must state the reason expressly and the landlord bears the burden of proof; without it, the lease is treated as a standard residential lease from signing (article 7.2).
  • A term of more than 31 days and, as a general rule, up to 12 months (article 9 bis). If 12 months are exceeded without the reason justifying it, or more than two consecutive temporary leases are chained between the same parties for the same home, the first is deemed a standard residential lease.
  • Rent across successive leases. If several temporary leases are signed in a row for the same home, the rent in later ones cannot rise by more than the current IRAV index (article 17.8).
  • Guarantees. In temporary leases, any guarantee on top of the deposit cannot exceed one month’s rent, and the tenant cannot be required to take out rent-default insurance (article 36.5).
  • Repairs. The landlord maintains the home and covers minor wear-and-tear repairs; if they do not respond within five working days to the tenant’s notice, the tenant may carry out the repair and deduct it from the next month’s rent (article 21 bis).

Leases signed before, and regional rules

Mid-term leases signed before 8 October 2026 keep their regime until the end of the agreed term and then end without extension; if renewed, the new lease is governed by the temporary residential rules (eighth transitional provision of the Urban Leases Act). These rules also apply without prejudice to rules issued by regions with powers over civil law or housing, such as Catalonia (twelfth additional provision).

Mid-term is not holiday letting

Letting a furnished home marketed through holiday channels, for profit and subject to tourism rules, falls outside the Urban Leases Act (article 5.e), and its maximum length cannot exceed thirty-one days. It is governed by each region’s tourism rules, not by these. On the tax side, from 1 December 2026 lettings of furnished homes for up to 30 nights become subject to VAT if the same decree is ratified (article 20.Uno.23 of the VAT Act).

And the single rental registry

Royal Decree 1312/2024 created a single registry for short-term rentals, including mid-term lets offered on platforms, and a Single Digital Rental Window, effective from 1 July 2025. The Supreme Court judgment of 19 May 2026 (published in the BOE on 8 June) struck down the provisions governing the single registration procedure and the requirement to register with the Land or Movable Property Registry to obtain the number; other Supreme Court judgments from May and June 2026 rule the same way. The Single Digital Window remains. If you market through platforms, check with your adviser which regional or local registries apply to you.

FAQ

Mid-term rentals: what we get asked most.

What is a mid-term rental?

Since Royal Decree-law 29/2026, the law calls it a temporary residential lease: one covering the housing need of someone temporarily away from home for a justified, provable reason, such as studies or a work relocation, for more than 31 days and generally up to 12 months.

What is the difference between mid-term and holiday rentals?

Holiday lets are marketed through tourism channels, governed by each region’s tourism rules and cannot exceed 31 days (article 5.e of the Urban Leases Act). Mid-term lets cover a temporary housing need with a provable reason and are governed by the Urban Leases Act.

What happens if the mid-term lease does not state a reason?

Under the new article 7.2 of the Urban Leases Act, it loses its temporary nature and is treated as a standard residential lease from signing, with its minimum term and extensions.

Is the single registration number still mandatory?

In its judgment of 19 May 2026, the Supreme Court struck down the single registration procedure in Royal Decree 1312/2024 and the requirement to register to obtain the number. The Single Digital Window remains. Check with your adviser which regional or local registries apply.

Does FixrOS list my mid-term flats on platforms?

No. FixrOS manages leases, payments, deposits and statements in Portfolio, and bookings and occupancy in Sales. Listing on external platforms or portals is not part of the product; in the demo we show you what it does do.

How much does it cost to manage mid-term lets with FixrOS?

It depends on your portfolio and whether you combine Portfolio with Sales. We’ll tell you in a demo with your data, and you can try the module for 14 days.

Information checked on 18 October 2026 against the Urban Leases Act 29/1994 (consolidated text), Royal Decree-law 29/2026 (pending ratification on that date), the consolidated Royal Decree 1312/2024, the Supreme Court judgment of 19 May 2026 and the VAT Act 37/1992.
